Structure
Building structure is steel superstructure with wood infill.

Foundation and Garage will be concrete spread footings and piers on solid rock with reinforced concrete block walls.

Stair and elevator shafts are reinforced concrete and block with wood stairs and concrete infill.

Balconies are steel frame with metal balustrades and handrails.


Exterior Envelope
Exterior walls are 6-inch wood studs with R-19 insulation and exterior sheathing.

Windows are exterior vinyl or aluminum coated wood casements, interior painted, with screens.

Balcony doors are full glass, some units have French doors, some have sliding glass doors.


Roof System

Roof is 30-year warranty, architectural asphalt shingle with R-30 insulation.

Water is drained through prefinished aluminum gutter and downspouts with underground storm collectors.


Garage
Both levels of parking have direct street access with stair and elevator access to all floors.

Unit Construction

All units are separated by 1-hour firewalls.

Party walls between units are insulated double walls with 5/8” gypsum board , air gap with 5/8”gypsum board and ½” sound stop board for sound separation.

Floors are 20 inch joists with ¾ inch structural plywood, ¼ inch sound mat and 1-inch Gypcrete covered in hardwood, carpet or tile.

Ceilings have two layers of drywall and resilient channels for sound separation.

All interior walls are wood stud and gypsum board with 5 ½ inch wood base.

Doors are solid core, wood fiber, painted with 4 ½ inch casings.


Lobby

Finishes include stone tile floor, crown molding and chandeliers.

Front entry plaza has a formal design with secure entry.

Lobby has one oversized elevator serving all floors and both parking levels.


Mechanical, Electrical, Plumbing and Fire Protection Systems

Building is fully sprinklered.

Fire alarm system and smoke detectors are incorporated into the building.

HVAC systems consist of split package heat pumps for each unit.

Each unit will have its own electric water heater and will be supplied by a single cold water supply. There will be a single house meter for all water and sewer. Each unit will have its own water distribution system.

Natural gas will feed fireplaces and ranges.

Each unit will have its own electrical panel, distribution point and meter. There will be a separate house meter for general building electricity.

Building has security control access.


Exterior

Property has 30± secure covered parking spaces.

Garage access is through automatic secure gate.

Pedestrian entry and parking garages are protected with security cameras.
