Building Systems and Materials for West End II Lofts

Structure

Building structure is poured in-place concrete columns, beams and slab. Reinforcing is post tension.

Foundation will be concrete spread footings on solid rock.

Stair and elevator shafts are reinforced concrete and block stairs are concrete.

Balconies are concrete with metal balustrades and handrails. Rooftop balconies have concrete payers and masonry balustrades.


Exterior Envelope

Exterior walls are 1-hour rated, where required, 6-inch steel stud, insulation, exterior sheathing, stucco with synthetic coating and polished block veneer.

Windows are exterior vinyl coated wood casements, interior stained, with screens.

Exterior doors are metal full glass patio type.


Roof System

Roof is insulated concrete with 15-year warranty
EPDM roof material.

Water is drained internally with exterior overflows.


Garage
Two levels of parking and constructed with concrete and direct grade level access to both floors.

Unit Construction

All units are separated by 1-hour firewalls.

Party wall between units are insulated and double walled for sound separation.

Floors are concrete covered with carpet, wood or tile.

Ceilings are combination painted concrete drywall and
acoustical lay-in tile.

All interior walls are steel stud and gypsum board
with wood base.

Cabinets are stained wood with solid surface tops.

Baths have ceramic tile showers, tub surrounds, floors, etc.

Doors are wood, either stained or painted with 3-1⁄2 - inch
casings, etc.


Lobby

Finishes include ceramic tile floor, crown molding and chandeliers.

Outdoor entry plaza has formal entry gate, landscaping, etc.

Lobby has two elevators, one serving all floors, one serving first through sixth.


Mechanical, Electrical, Plumbing and Fire Protection Systems

Building is fully sprinklered.

Fire alarm system and smoke detectors are incorporated
into the building.

HVAC systems consist of split package heat pumps for each unit.

All exterior HVAC equipment is on utility balcony with
separate access.

Each unit has its own electric water heater and is supplied by a single cold water supply. There is a single meter for water. Each unit has its own water distribution system.

Natural gas feeds fireplaces and ranges; and
is individually metered.

Each unit has its own electrical panel, distribution point and meter. There is a separate house meter for electricity.
