Building Systems and Materials for Midtown Lofts

Structure
Building structure is post-tensioned concrete with interior steel framed bearing walls.

Foundation will be concrete spread footings.

Stair and elevator shafts are concrete construction. Stairs are poured concrete treads and landings.

Balconies are concrete with metal balustrades and handrails.

Exterior Envelope
Exterior walls are 1 hour rated where required, 6-inch metal stud, insulation, exterior sheathing, stucco with synthetic coating and brick veneer.

Windows are exterior vinyl coated wood casements, interior stained, with screens.


Exterior balcony doors are metal full glass slider type.

Roof System

Roof is concrete deck and rigid tapered insulation with 15-year warranty EPDM roof material.

Water is drained internally with exterior overflows.


Garage
The parking level is constructed with poured-in-place concrete columns, beams and slab. Reinforcing is post-tensioned. Direct grade level access to elevator lobby is provided.

Parking is enclosed by poured-in-place retaining walls and is mechanically ventilated.

Unit Construction

All units are separated by one-hour firewalls.

Party wall between units is insulated and double
walled for sound separation.

Floors are concrete covered with carpet, wood or tile.

Ceilings at main living spaces are painted concrete with a
height of 11'-4". Ceilings over kitchens, bathrooms, and other ancillary spaces are suspended drywall or acoustical lay-in tile, with 8'-0" minimum ceiling heights.

All interior walls are metal stud and gypsum board with wood base.

Doors are wood, either stained or painted with 3-1/2 inch
casings, etc.


Lobby

Finishes include ceramic tile floor, crown molding and chandeliers.

Outdoor entry plaza has formal entry gate, landscaping, etc.

Lobby has two (2) hydraulic elevators, both serving all floors.

Interior corridors shall have 2 x 2 lay-in ceilings and carpet flooring.

All interior walls are metal stud and gypsum board with wood base.

Doors are wood, either stained or painted with 3-1/2 inch
casings, etc.


Mechanical, Electrical, Plumbing and Fire Protection Systems

Building is fully sprinklered.

Fire alarm and smoke detectors are incorporated into the building.

HVAC systems consist of spilt package heat pumps for each unit.

All exterior HVAC equipment is on the roof with separate access.

Each unit will have its own electric water heater and will be supplied by a single cold water supply. There will be a single meter for water. Each unit will have its own water distribution supply.

Natural gas will feed fireplaces.

Each unit will have its own electrical panel, distribution point and meter. There will be a separate house meter for electricity.

Security control access is provided at all parking lot and pedestrian access points.


Exterior

Property has 68 +/- secure parking spaces. Fifty-six (56)
+1- spaces are within building envelope.

All parking lot and unit access is secured. Parking under building is enclosed by concrete wall construction and is accessed through a security gate. Surface parking is secured with a 6' decorative security fencing and gate.

All vehicular and pedestrian areas and access points are protected by security cameras.

Property is well landscaped and has new sidewalks, steps, retaining wall, etc.

A courtyard is provided with swimming pool, pool amenities and landscaping.
