Structure
Building structure is post-tensioned with interior concrete columns and Shear walls, interior walls are non-load bearing, constructed of metal studs.

Foundation is concrete piers to bedrock. Building structure is elevated above grade.

Stair and elevator shafts are concrete construction. Stairs are steel framed with poured concrete treads and landings.

Balconies are post tension concrete with painted steel handrails.


Exterior Envelope
Exterior walls are one (1) hour rated where required, 6-inch metal stud, R-19 insulation, exterior sheathing, stucco and either stone veneer or simulated stone veneer.

Windows are exterior aluminum clad wood casements, interior painted, with screens.

Exterior balcony doors are aluminum clad wood full glass slider types and traditional hinged French doors.


Roof System

Roof is steel frame with a metal deck and rigid tapered insultation, the flat roof membrane is EPDM with a 20-year warranty.

Mansard roof material is Centennial Slate Shingles by Certainteed.

All water from the roof is drained outside the building envelope via copper or pre-finished collector boxes, gutters and downspouts into an underground storm collection system.


Garage
The parking level is constructed with an elevated post-tensioned concrete structure.

Direct grade level access to elevator lobby is provided from Harding Place

Property has twenty-nine secured covered parking spaces within the building envelope, one of which is a dedicated handicap space.

Parking is enclosed by CMU walls and is naturally ventilated with secure decorative steel fencing at the openings.

There are storage spaces available for purchase in the garage.


Unit Construction

All units are separated by 1-hour firewalls.

Demising walls between units are insulated and have double walled construction with an air space, sound attenuation blankets and sound stop board for maximum sound separation.

Floors are concrete covered with carpet, wood, or tile. Additional sound isolation systems are provided where there are wood and tile floors.

Ceilings at main living spaces are painted drywall with a height of ten feet on the 1st through 3rd floor, the penthouse floor ranges from ten to eleven feet. Ceilings at hallways, bathrooms, and other ancillary spaces are nine feet minimum. Ceilings have one layer of sheetrock with isolation channels and sound batt for sound control.

All interior walls are metal stud and gypsum board.


Lobby

Finishes include porcelain tile flooring, chandeliers, wall paper and painted gyp board.

The front entry is secured and has a video surveillance.

Lobby has one hydraulic elevator serving all floors. There is an additional elevator, designated as a service elevator, which has it's own service lobby on each residential floor.

Interior corridors have 2 X 2 lay-in ceilings, carpet flooring, chandeliers, wall paper and painted by board.


Mechanical, Electrical, Plumbing and Fire Protection Systems

Building is fully sprinklered.

Fire alarm system and smoke detectors are incorporated into the building.

HVAC systems consist of split systems for each unit.

All exterior HVAC equipment is on the roof with separate access.

Each unit will have its own 80 gallon eletric water heater and will be supplied by a single cold water supply. There will be a single house meter for water and sewer. Each unit will have its own water distribution supply.

Individually metered natural gas will feed ranges and vented fireplaces equipped with gas log inserts.

Each unit will have its own electrical panel, distribution point and meter. There will be a separate house meter for the electricity for common areas.
